CITY OF JOHANNESBURG AND MOGALE CITY PROPERTY VALUATION ROLLS HAVE BEEN PUBLISHED

Notice has been given in terms of Section 49(1)(a)(i) of the Local Government: Municipal Property Rates Act, 2004 as amended (the “Act”), that the valuation roll for the financial years 1 July 2018 to 30 June 2022 (for City of Johannesburg) and the valuation roll for the financial years 1 July 2018 to 30 June 2023 (for Mogale City) are open for public inspection at the Mogale City Municipality and at a number of designated centres for City of Johannesburg.

The City of Johannesburg roll is also available for inspection from 20 February 2018 to 6 April 2018. In addition, the valuation roll is available on the City’s website www.joburg.org.za.

The Mogale City roll is also available for inspection from 1 March to 18 April 2018. In addition, the valuation roll is available on the City’s website at www.mogalecity.gov.za.

As you are aware the municipal value of your immovable property is important as the rates and taxes you are liable to pay as a property owner is calculated based on this value. As such any increase to the municipal value will result in an increase to the rates and taxes payable by yourself.

In terms of section 49(1)(a)(i) of the Act any owner of property or interested person may lodge an objection with the Municipal Manager in respect of any matter reflected in, or omitted from, the valuation roll within the abovementioned inspection period.

Attention is specifically drawn to the fact that in terms of section 50(2) of the Act an objection must be in relation to a specific individual property and not against the valuation roll as such.

Please take note of the following closing date for the lodgement of objections:

  •  City of Johannesburg – 6 April 2018
  •  Mogale City – 18 April 2018

 For the City of Johannesburg the lodging of objections can be done at the designated centres, or on-line on the City’s website www.joburg.org.za. If available take along the section 49 notice sent to you when lodging your objection, as this will expedite the process. The City of Johannesburg has stated that any objections by email or fax will not be accepted. For further enquiries you may contact the call centre on 087 365 3094 during office hours only.

For Mogale City the lodging of objections must be handed in to: The Municipal Manager; Mogale City Local Municipality; Krugersdorp; Attention: Mr. P Mabelane; Valuation Unit; IEC Building. The objection forms are available on the website of Mogale City.
